Fifth Park Place Nears Opening, Bringing 132 Apartments to Rapid City’s South Side

RAPID CITY, S.D. — A major new mixed-use development on Rapid City’s south side is preparing to open this summer, adding 132 upscale apartment units, fully leased retail space and new neighborhood amenities to one of the city’s fastest-growing areas.

The Fifth Park Place development, owned by Fifth Park Place LLC, spans 206,000 square feet across two buildings at 4905 Fifth St. and is designed to combine modern housing with walkable commercial services and outdoor gathering space.

The project includes Building A, which features 16,800 square feet of ground-floor retail space with 54 apartment units above, and Building B, which includes underground parking and 78 apartment units above, bringing the total to 132 units. Apartment options range from studio layouts to three-bedroom floor plans, with some of the largest units measuring about 1,500 square feet.

Designed with a focus on livability, the apartments feature modern finishes, central air, in-unit washer and dryer setups, elevator access and private patios or balconies. Floor plans vary throughout the buildings, creating a less uniform, more residential feel.

A standout feature of the Rapid City development is its private outdoor community courtyard, which includes pergolas, fire pits, grilling stations, green turf space and dog-friendly walking areas, giving residents a shared gathering area uncommon in many apartment projects.

The commercial component is already fully leased and will bring added convenience to residents and the surrounding neighborhood. Tenants include a 24/7 gym with discounted memberships for residents and a Sanford sports medicine clinic.

The project was constructed by Gustafson Builders, one of Rapid City’s longstanding builders, and designed by UDA Architecture + Design, which is based in Rapid City.

The development reflects continued housing demand across Rapid City, the Black Hills and western South Dakota, driven by sustained population growth, new business activity and expansion tied to Ellsworth Air Force Base.

A public open house and leasing event is planned for April 11, when prospective renters can tour the units, compare floor plans and sign leases. Move-ins are expected to begin June 1.

For Rapid City’s south side, Fifth Park Place marks another significant milestone in the area’s transformation into a more complete live-work neighborhood, bringing new housing options, services and community space to a corridor that continues to see strong growth.
